Order of operations
- Shut cold water and energy if it is safe.
- Photograph tank, serial, rooms and standing water.
- Notify your insurer if structure is wet.
- Extract water; do not run HVAC blindly over wet cavities without advice.
- Replace the failed tank—do not reinstall a rusted unit behind new drywall.

Access to remove the tank and a decision on the replacement package. We can often work the same week as restoration if the area is safe.
Insurance vs tank warranty
The manufacturer warranty and SAFE labor warranty do not pay for soaked flooring. Photograph serial numbers and rooms before demolition. Then replace the heater so a new tank is not sitting in a still-wet closet.
Do not delay the tank
Restoration can take weeks. The leaking shell should come out as soon as the area is electrically safe. A $1,199–$1,349 electric package is usually cheaper than a second flood from the same unit.
